Knight Frank LLP: New Residential Model ---- Build-to-Rental

Multihousing Tenant & Investor Survey 2018, a new study recently released by international property consultancy Knight Frank, shows the rise of build-to-rent in Australia.

Different from the traditional build-to-sell model, build-to-sell refers to the practice that a developer or an investment institution entrusts the completed property to a professional leasing management company for management and leasing. More than half of Australians currently live in rented accommodation. Knight Frank researchers surveyed 1,500 Australian renters, half of whom were voluntary renters," and the rest were unable to buy properties for financial reasons. More than two-thirds of the 1,500 respondents said they would continue renting for the next three years. There is the house with granny flat for sale northern suburbs.

This has increased the demand for "build-to-rend" housing in Australia, particularly in Sydney. As this model has grown, several property development companies have been involved in related projects.

Tim Holtsbaum, who led the study, said Australia needed the new model. The results of the study, he says, show that the build-to-rend model has potential. And it could become the new development model for Australian houses markets.

Knight Frank's research also points out that the "build-to-rend" model also faces some difficulties, such as high taxes, unclear legislation on funding issues and related issues of land supply and planning policies, which are preventing the "build-to-rend" model from becoming mainstream in Australia. But Holtsbaum believes that with the rise of this model, these problems will be solved.
